Which South Orange County City is Right for You?

San Clemente — Best for: The Bay Area family that wants beach town culture and strong schools Median price $1.6M. Spanish tile architecture, walkable downtown on Avenida Del Mar, surf culture without the Newport price tag. Capistrano Unified schools consistently rate 8-9/10. Commute to SNA airport: 20 minutes.

Dana Point — Best for: The buyer who wants walkability, the harbor, and a quieter coastal pace Median price $1.68M. The Lantern District has real walkability and a growing dining scene. Dana Point Harbor is undergoing a major renovation. HOAs run higher here — budget $400-800/month. Commute to SNA: 25 minutes.

Laguna Niguel — Best for: Bay Area buyers who want coastal proximity without coastal prices Median price $1.5M. Close to Dana Point beaches, excellent schools under Capistrano Unified, more space for the money than the beach cities. Less "town" feel, more neighborhood feel.

Mission Viejo — Best for: The family where schools are the top priority Median price $1.4M. Saddleback Valley Unified is one of the strongest districts in Southern California. Lake Mission Viejo is a private members-only lake with beaches and concerts. More affordable entry point with serious school credibility.

Ladera Ranch — Best for: The Bay Area family that wants top-rated schools, community amenities, and a neighborhood that actually feels like a neighborhood Median price $1.35M. Consistently some of the highest-rated schools in Capistrano Unified — Tesoro High rates 9/10. Master-planned with pools, parks, trails, and community events built in. If you're coming from a tight-knit Bay Area suburb and want that same sense of community, Ladera Ranch is the closest thing South Orange County has to offer. Commute to SNA: 15 minutes.
